Real estate transactions can be particularly tricky in this market environment.
Buyers are making offers but doing it cautiously. They are more informed than ever thanks to the pervasive takeover of online marketing. But they want to make sure they are not getting into problems and are getting a fair deal before they lay down their cash and take on debt: so they can be skittish and walk if things don’t unfold neatly.
On the other side of the transaction, Sellers can be uncomfortable for a variety of reasons: they may be selling at a price that is lower than they once thought they might get; Or they may be selling near minimum thresholds defined either as their “cost” in the house (i.e. they “just want to get their money out”) or the threshold may be more real: a mortgage payoff amount. Sellers in these situations would rarely be defined as “relaxed and easy-going”.
What this means is that – more than ever – you need an experienced real estate broker helping “buffer” the discussions. This may sound self-serving, but it is true: We can (and do) help work through problems and complications that can arise – and find creative solutions while keeping buyer and seller emotions in the background – to bring transactions to a successful closing. In an environment where deals may be more of a “stretch” on both sides to find a good, fair deal for both sides – it takes patience, openness and trust to get a deal done. We can help.
